NSW Airbnb markets: the numbers, town by town

Every NSW market we hold short-stay figures for, on one page: what a night costs, how many nights get booked, what a typical and a cautious listing take, and what the same council area pays on a long lease.

AirROI market estimates, trailing 12 months, pulled 29 September 2026 (markets with 20 or more active listings). "Nights booked" is the middle listing's occupancy across a year. House rent is the NSW Government median for a new house lease in the council area, April to June 2026, times 52 and divided by 12. This is general information, not financial or tax advice. These are estimates from market data; your own place could earn more or less.

How to read the cards

  • Nightly rate is the average across the market's listings.
  • Nights booked is the middle listing's occupancy, as nights in a year.
  • Typical and cautious are what the middle and the bottom-quarter listing took a month, gross.
  • House rent is the long-lease benchmark for the same council area.
  • Night cap: none of these Hunter council areas caps non-hosted stays; Greater Sydney, Ballina, parts of Clarence Valley and Muswellbrook cap them at 180 nights, and most of Byron Shire at 60.

More towns

Sydney, Byron Bay, Coffs Harbour, Port Macquarie, the Blue Mountains, the South Coast and the Central Coast are not here yet. We add a town when we have bought its figures, rather than estimate it.
