About

About Temporary Rentals NSW

Short-term rental numbers and rules for New South Wales, town by town.

What we do

We publish estimated market-level short-stay takings in each NSW town we hold figures for, the cautious case beside the typical one, the long-lease rent for comparison, and the NSW rules that apply. The calculator turns those figures into what your place might clear.

Where the numbers come from

  • Short-stay figures: AirROI market estimates (market-level only, never individual listings), trailing 12 months, pulled 29 September 2026. Credited to AirROI as estimates on every page that uses them.
  • Long-lease rents: the NSW Government's Rent and Sales Report, median weekly rent for new bonds, April to June 2026.
  • Rules: NSW Planning, NSW Fair Trading and the ATO, read on the date shown on each page.
  • Costs: our own assumptions, shown and editable in the calculator.

Who writes it

Pages are written by the Temporary Rentals NSW editor, a collective editorial credit for this publication. It uses AI-assisted drafting and checks numerical comparisons against the saved market data and named public sources. It does not claim personal hosting experience. Not a financial adviser, tax agent, licensed real estate agent or lawyer.
